Phinney Residence by Elemental Architecture

The Phinney Residence is a modern dwelling completed by Elemental Architecture in Seattle’s Phinney Ridge neighborhood.
This modern family home is placed on a very challenging lot, under 2,000 square feet in area. The size of the lot dictated the design and instead of a small outdoor space, this home has a beautiful rooftop deck that overlooks Puget Sound.

This 2510 sqf single family home located in Seattle’s Phinney Ridge neighborhood. This home was designed for a young family on a small in-fill lot. The lot was very challenging just over 2000 sft with a access easement covering a portion of the southwest corner.

This created a situation where the building footprint covered the majority of the yard, so it was essential to capture outdoor space on the structure. This led to the reverse floor plan (living on the third level), allowing the main spaces to easily access outdoor space, light and view.

The homeowners created a welcoming contrast by their choices in furniture and wall coverings. To maintain a visual connection to the street we designed the stair to the main living level to be transparent so you can see and feel the activity. The upper level opens to a West facing deck and exterior stair leading to a view roofdeck which overlooks Ballard and the Puget Sound.

The House with the Gabion by Spasm Design

Spasm Design is the Mumbai-based architecture firm behind the revolutionary design of the House with the Gabion in Lonaval, India, overlooking the stunning Pawna Lake. This description should be more than enough to conclude that this residence offers some truly stunning views of the lake and the landscapes around it, but what really distinguishes the House with the Gabion from most luxury residences is its Y-shaped roof.
It is used to collect rain water besides providing shelter for this atypical contemporary Indian house.

The House with the Gabion by Spasm Design in Lonavala, India

Pawna Lake, offers some killer vistas.

This country home starts with an 8 foot thick Gabion wall, which acts as a spine, the first marker which runs for 170 feet, from north to south.

All spaces in a one room thick linear organization attach themselves to the Gabion and a generous 10 foot wide verandah lined in local bricks becomes the movement and principal living zone.

The break in the Gabion becomes the point of entry, almost like slipping in discretely, into a densely planted court, confronted by a swing bed, framing the phenomenal view.

The innovation of the musket spouts and the full length Y-rain collector makes sure that the water shed by the roof is tamed and shot out away from the verandah. This is a high precipitation, catchment area.

The pool sort of drifts away from the verandah as a reflective mirror plane, pointing to the peak on the opposite shore.

Open showers, high rooms, terrazzo en-suites and brass lamps add to the overall frugal natural atmosphere. The Gabion has become overgrown and is ruinous and modern at once, in a way.

We, couldn’t see any other way of addressing the site.

Since the Nidapark Kucukyali flat is located in one of the most prestigious neighborhoods on the Anatolian side of Istanbul, the main idea of the interior design was to enrich the visual design with a selection of materials and intricate details. The design features the use of ceramics with natural stone looks in order to provide a warm effect in areas such as the bathrooms, where the floor could be wet occasionally. The entire interior design of this flat has a modern and elegant touch to it. This style is reflected from the living rooms, all the way to the bedrooms.

Nidapark Kucukyali flat, which is located in in Küçükyalı, one of the most prestigious regions on the Anatolian side, has been designed by Gonye Proje Tasarim, an Istanbul based interior design studio. The design team gave priority to the functionality along with the richness of visual design, by enriching the modern design line with selection of materials and delicate details.

The number of cupboards and storage areas in the bathroom, in the kitchen and in the entrance area have been specially designed for the flat where parquet has been used  from the entrance to the rooms, creating a warm homely feeling right from the first step.

Gonye Proje Tasarim used ceramics with natural stone look and wall papers in the floorings and walls of the bathrooms in a balanced manner, in order to provide a warm effect in the wet ground areas; and again used wooden-like cupboard doors in the furniture and mirrors with cupboards so as to increase the storage area in the bathrooms.

Elegant leather details on the sofas in living areas are complement the specially designed leather detailing pillows.The rugs used on the floor have also been specially designed and produced taking into account the colors of the furniture. Natural marble was preferred for the television table and for the dinner table.

The modern and elegant style in the living rooms of the flat have also been reflected in the bedrooms. The dressing part of the master bedroom is separated by a smoky glass separator and this section gets natural sun light. If your garage and kitchen share a wall and you are considering knocking out the wall between them, you’ll want to review your building plans to make sure you aren’t removing or damaging a load bearing wall.

A load bearing wall is one that is critical to holding the whole structure up and in place. If you happen to remove the wrong parts, you could risk part of your home collapsing. Most homes have plans that have been submitted to the city or county offices and can be reviewed.

C.V. House, which is designed by Ofist, an Istanbul based creative design studio has a fascinating interior design which will make you feel like you are in a secluded heaven in the middle of such a crowded, hasty, chaotic metropolis like Istanbul.
This stunning residence is actually located in one of Istanbul’s most expensive neighborhoods – Bebek. The location itself put a lot of pressure on the designers because they wanted this sleek home to look and feel according to its location.

Located in Bebek, which is maybe the most tasteful, chick, expensive and all time favorite neighborhood of Istanbul, C.V. House is an urban, elegant, modern house with a private garden in Ayse Sultan Woods and a magnificent view over Bosphorus.

It is kind of ironic how the householder moved from an ‘all black’ house into such a light ‘all white’ house, but then again kind of understandable, since they would both need very neat, meticulous, hygienic hosts.

It is designed as an all white house full of light, with some iconic modern furniture. The first floor acts as a living area while the ground floor is a cozy nest for a guest. White painted wooden laths continue all around the house, reminding the old Istanbul Bosphorus houses, while creating a sleek, clean, continuous environment.

White staircases almost disappear in the total whiteness and simplicity. On the other hand the kitchenette and the shower/wc cabin on the ground floor pops out. The en-suite bathroom in here is designed as a built in corner, covered all around with the most traditional, common, regional marble Marmara, but in an unusual pattern and size of 15x15cm. One side of it designed as the shower area covered with clear glass, while the other side is more closed for the wc with a stained glass door imitating the marble patterns. The iroko deck wood on the facade helps to emphasize the cabin even more.
